The IDPL Employees Cooperative House Building Society  was registered  in May, 1978 with a view to solve the housing problem of IDPL employees.  The Society has a total membership of 1421 of which 100 are women.  The Society has paid-up share capital of Rs.3.50 lakhs and own funds of Rs. 60.50 lakhs.  The Society is functioning from its own premises.  The Society had borrowed Rs.1.72 crores from Apex Federation which  has already been repaid.

 

 

BEST PRACTICES

 

Management:

The Society is holding its general body and managing committee meeting regularly in accordance with its bye-laws.  It has convened  12 managing committee  meetings during the last financial year.  The audit of accounts of the Society has been completed up to 2006-07 and it was placed under ‘C’ category.  The Society had incurred some losses in the initial stages which are being carried forward, but the management is confident that it will recoup these losses in very near future.  The Society was adjudged best housing society  by the A.P. Housefed.  The management keeps the residents well informed about all development activities such as  medical and  cultural and also guide with  instructions to get  cautious of the incidence of thefts, chain snatching etc. This has helped  to curb the society incidence free. The management is also keeping good rapport with the police officials, municipal authorities, electricity and water departments for the smooth functioning of Society.  The Society also publishes a well  designed telephone directory after every two years containing the telephone numbers of all residents, emergency numbers and other useful information.The Society had organised a Prajapadham in April, 2007 in the Recreation Club with  the officials of various concerned departments of local authorities and residents of colony, to discuss their colont problems  for their suitable  action. 

 

Construction/Development:

In 1980, the Society had acquired 90 acres of land in village Hydernagar and named it as Vasanth Nagar. The Society then developed the area by providing all basic amenities like Manjeera water, electricity, underground drainage system with a separate septic tank for the colony, an overhead tank of 1,25,000 gallon capacity and an underground water tank fitted with a pump having capacity of 2,50,000 gallon for supply of drinking water to all houses.  The Society also constructed two way 60 feet wide main road, whereas all internal roads were 33 feet wide  which were later on handed over to the Municipality for maintenance. After the development of land, the Society carved out 964 plots, which were allotted to the members in 1987 by draw of lots.  Till now 700 houses have been constructed by the respective members on the plots allotted by the Society.

     

The Society had constructed a recreation club and indoor games club and developed land for games like football, volley ball and badminton etc. for gents as well as for ladies.  The Society had also constructed a big stage (platform) which is being used for cultural and domestic functions. The Society has acquired another plot of land measuring 65 acres for allotment of plots to its members, who could not get plots in the first phase.

 

Maintenance:

The Society is looking after the maintenance of recreation club, the stage, drainage system, water supply system, electric lines etc.  For this purpose, the Society has employed permanent staff.  The Society is very conscious of keeping the environment in the colony neat, clean and green.  The Society had developed plants and trees all over the colony, which are well maintained. The Society gets the unwanted bushes and grass from the open areas removed on regular basis.  The Society in liaison with the municipal staff also gets the open areas, roads and dividers cleaned on regular basis.

A very good security system is in vogue in colony to prevent theft etc.  The colony is divided in 5 zones and sufficient number of trained and experienced guards have been deployed to keep round the clock vigil.  Surprise checks are conducted on the activities of guards by security supervisors as well as members of managing committee for their efficient working.

 

Other Activities:

The Society had provided proper space for the shopping-cum-Commercial complex in the colony to cater to the daily needs of its members where general stores, milk booths, stationery shops, tailoring house, hotel, electrical equipment shop, internet café, Hyderabad District Cooperative Central Bank with locker facility, telephone exchange and clinics etc. are available.  The Society has made arrangements that the staff of electricity department, telephone exchange and municipal tax collectors office shall come to the colony once in a month on a fixed day for easy collection of bills.  The Society is maintaining a library in the recreational club where daily newspapers,  magazines and books remain available.

                 

Cultural activities are conducted regularly as community functions by the Society in collaboration with welfare associations on occasions of New Year, Ugadi, Republic and Independence days.  Games and sports competitions are conducted for gents, ladies and children and prizes are distributed to the winners on the occasions.  On the eve of Sankranti a Rangoli competition is organised for ladies when the winners are awarded with prizes to encourage them.  The Society also organises occasional ‘Yoga Shivir’ for the members in recreation club.

               

To solve the transport problem, the Society and welfare association had put their best efforts and successfully persuaded the transport authorities to run buses from the colony to various parts of twin city.

The Society had also provided land  for construction of temples in the heart of colony on free of cost where devotees have constructed a temple complex having inter-alia, ramalayam and Sivalayam.  Various religious functions are being conducted at these temples, in which not only the residents, but also the people from surrounding colonies are participating regularly. Overall, the Society is one of the rarest societies, where people of different faiths live together happily in perfect social harmony.
