Best Practices
Management
The annual general body meeting of the society was held in October, 2006. The managing committee of the society holds its meeting at least once in a month. the accounts have been audited up to 2006-07 and it was placed under “b” category. Due to efficient functioning of the Managing Committee, the society is running in profit.
Loaning Operations
The initial investment for purchase of land and construction work was made by the builders and organisers, but subsequently the society had procured 60% loan from Gujarat State Cooperative Housing Finance Society Ltd., Ahmedabad to be repaid in easy installments over a period of 20 years. The full loan with interest has since been repaid by the members.
Construction/Development
During
1966-71, the society
constructed 126 houses under ‘A’,
‘B’ and ‘C’ categories and allotted most of houses to the members.
Initially the members had to make their own sanitary arrangements
through septic tanks, but now the Surat Municipality has laid sanitary
pipelines in the area. The society has already developed a
children’s garden on a common plot and is presently developing
another garden for senior citizens on another large size common
plot from its own funds.
Maintenance
The society is meeting expenses on maintenance of children’s
garden, security arrangements and other day-to-day
activities from its own funds without taking any contribution
from its members. The society has also taken-up a recharging
scheme to drain out storm water from low lying areas during the
rainy season.
Other Activities
In
August, 2006, due to unprecedented flood in river Tapi, the area remained
submerged under 4 to 8 feet deep water for about 5 days. After the flood
water receded the society
arranged necessary machinery, tractors and labour to clear the debris from
the internal roads at a cost of Rs. One lakh. The
society also provided interest free loan to be repaid in easy
installments to the needy members for repairs of damaged houses. The
members of the society, who
belong to different communities, jointly celebrate various festivals like
Independence Day, Republic Day, Holi, Navratri Garba, Chandani Padva etc.
during which the society distribute sweets to its members. The ladies of
the society are also organising a bi-monthly ‘Satsang Mandal’ in the houses
of its members which has further created an atmosphere of best coordination
and social relationship amongst the members. The living condition in the
society is exemplary and
members are living in perfect harmony.
